Terms of Service

1. Agreement to Terms

By accessing clearpermit.studio or purchasing any design package, you agree to be bound by these Terms of Service. If you do not agree, please do not use our site or services. These terms apply to all visitors, clients, and anyone who submits a design brief or makes a payment. ClearPermit.studio is operated by Noble Refuge LLC, a Minnesota limited liability company.

2. Services

ClearPermit.studio is an AI-powered off-grid and remote property design studio operated by Noble Refuge LLC. We offer three design packages:

  • Concept Package ($500) — photorealistic exterior renders, conceptual floor plan, materials mood board, and code-informed design notes. Delivered within 48 hours of payment and a completed brief.
  • Design Package ($1,500) — expanded renders, full floor plan, interior concepts, site context render, and materials specification. Delivered within 48 hours.
  • Development Package ($2,500) — full package including multiple render angles, landscape context, detailed site plan, and comprehensive specification documents. Delivered within 5–7 business days.

All deliverables are visual concepts and planning tools intended to help you communicate with builders, explore design options, and prepare for conversations with local planning offices. They are not engineered structural drawings and do not replace the work of a licensed architect or structural engineer where required by your local jurisdiction.

Our design packages do not include and are not a substitute for: structural engineering or stamped architectural drawings; permit applications or approvals; site surveying or soil analysis; septic, well, or utility design; builder selection or construction oversight; or legal or financial advice.

3. Design Deliverables

All design work is conceptual unless explicitly stated otherwise in writing. Renders, floor plans, and specifications are created to help you visualize and plan your project. Final constructed dimensions, materials, and finishes will vary based on site conditions, builder capabilities, local code requirements, and your own choices during the build process.

ClearPermit.studio designs are informed by publicly available county zoning data, setback requirements, and common off-grid construction practices. However, we do not guarantee that any specific design will be approved by your county, township, or local authority having jurisdiction. Zoning codes and regulations are subject to change — clients should verify current requirements with their local planning office. Permit approval is the responsibility of the client and their licensed professionals.

4. The ClearPermit Promise

We stand behind every design we deliver. Our guarantee works in two stages:

  • Unlimited revisions — within 30 days of receiving your initial delivery, you may request as many revision rounds as needed to get the design right. A revision is defined as modifications to an existing design based on your feedback. It does not include a change in project scope, structure type, or site location, which constitutes a new project.
  • Full refund — if after completing the revision process you are still not satisfied with your designs, we will issue a complete refund of your package fee, no questions asked, within the 30-day window.

To initiate a revision or refund request, email andy@clearpermit.studio with your order details and specific feedback. We respond within one business day.

5. Payment

All payments are processed securely by Stripe. By completing payment, you authorize Noble Refuge LLC to charge the stated package fee. Prices are listed in US dollars. Design work begins upon receipt of payment and a completed project brief.

Refunds are governed by The ClearPermit Promise in Section 4. To request a refund within the eligible 30-day window, email andy@clearpermit.studio with your order details.

6. Intellectual Property

Upon full payment and delivery of your package:

  • You receive a non-exclusive license to use the design renders, floor plans, and materials specifications for your personal construction project.
  • You may share these files with builders, lenders, and other parties directly involved in your project.
  • Noble Refuge LLC retains all intellectual property rights to the underlying designs, templates, and proprietary methods.
  • You may not resell, publish, or license the deliverables to third parties without our written permission.
  • ClearPermit.studio may use project renders for portfolio and marketing purposes unless you request otherwise in writing at the time of your project.

7. Limitation of Liability

ClearPermit.studio is not liable for construction costs, permit outcomes, builder performance, site conditions, or any decisions made based on our deliverables. Our total liability to you in any circumstance is limited to the amount you paid for your design package. We provide design services in good faith as a planning tool — not as a guarantee of buildability, code compliance, or construction cost.

We strongly encourage all clients to work with licensed local professionals for permitting, engineering, and construction.

8. Governing Law

These Terms of Service are governed by the laws of the State of Minnesota. Any disputes arising out of or related to these terms or our services will be resolved in the courts of Stearns County or Hennepin County, Minnesota, and you consent to personal jurisdiction in those courts.
